Omni is the single analyzer that replaced the old standalone LTR, STR, BRRRR, and Flip tools. Enter a property once, then flip between strategy tabs to see what the same house does as a long-term rental, an Airbnb, a BRRRR, or a flip.
The four strategy tabs
- LTR. Long-term rental on a 12-month lease. Free.
- STR. Short-term or vacation rental. Pro.
- BRRRR. Buy, rehab, rent, refinance, repeat. Pro.
- FLIP. Buy, renovate, resell. Pro.
Free users get one lifetime trial run of each STR, BRRRR, and Flip. After that the tab prompts an upgrade before it will compute again. LTR stays free and unlimited.
Inputs that carry between tabs
The address, purchase price, down payment, rate, term, closing costs, and rehab estimate are shared across all four strategies. Change any of them on one tab and every other tab recomputes with the new value. Strategy-specific inputs (nightly rate on STR, ARV on Flip, refinance LTV on BRRRR) stay in their own tab.
The KPI HUD
The sticky bar at the top of Omni always shows the four numbers that matter for the active strategy. For LTR that's Cash Flow, Cap Rate, Cash-on-Cash, and DSCR. For Flip it's Total Profit, ROI, Timeline, and All-in Cost. The score badge on the right rolls every ratio into a 0 to 100 number using the current strategy's rubric. Prefill from other tools
Sample deals on the Omni empty state, listings from Watchlist, and the Reload action on a saved deal all prefill Omni through the same mechanism. The URL carries a strategy andprefill parameter that Omni reads on load. That is why deep-linking to a saved deal always lands on the correct strategy tab.
Itemize helpers (Rehab and Amenities)
Two Wand icons live next to the numbers most people want help with. The one next to Rehab Budget opens the Rehab Walkthrough drawer, a room-by-room checklist that adds up scope items and appraisal lift, then writes a rehab total and an ARV bump into the editable fields when you tap Apply to deal. The one on the STR tab, next to Furnishing Cost, opens the STR Amenities picker and applies furnishing cost, ADR, and occupancy lifts the same way. Both are Pro features.
