This guide walks a single property from an address on the internet to a live tile on your portfolio dashboard. Follow it once to see how every tool connects.

Step 1. Analyze in Omni

Open Omni, paste an address or MLS link, and pick the strategy that fits the property: LTR, STR, BRRRR, or FLIP. Every strategy uses the same address and purchase price, so you can switch tabs to compare the same house as a long-term rental against a flip without re-entering anything.

The sticky KPI HUD at the top of the page updates as you type. The score badge on the right rolls all the key ratios into a single 0 to 100 number so you can decide fast whether the deal is worth a second look.

Step 2. Save the deal

Once the inputs look right, hit Save. The deal lands in Saved Deals with a default stage of Analyzing. Saved Deals is the flat list. Everything else in the workflow is built on top of it.

Step 3. Work it through the Pipeline

Open Pipeline to see your active deals as a Kanban board. The stages are:

  • Analyzing. Underwriting in progress.
  • Offer Submitted. You've made a written offer.
  • Under Contract. Offer accepted, in due diligence or closing.
  • In Rehab. Closed and under construction.
  • Completed. Owned, stabilized, producing.
  • Sold. Exited.

Drag a card between columns to move stages, or click a card to open the Deal Hub Drawer for notes, files, timeline events, and the full underwriting summary.

Step 4. Track owned assets in Portfolio

When a deal moves to Completed, it appears in your Portfolio. Portfolio rolls up every owned asset into six KPIs at the top: Portfolio Value, Total Equity, Cash Flow, Blended ROI, Portfolio LTV, and Portfolio DSCR. Individual deal numbers keep updating any time you edit the saved analysis, so the dashboard stays honest.

Step 5. Share the results

From Saved Deals or the Deal Hub Drawer you can:

  • Copy a read-only link. Anyone with the link sees the deal at a fixed snapshot. No login required.
  • Export a branded PDF. One-pager suitable for lenders and partners.
  • Export CSV. Row-per-deal export for your own records.

Pro and Investor remove the 3-link cap on read-only share linksand unlock branded PDFs.
